
Dear Shawnee Ridge Homeowner,
The Board would like to thank the residents of Shawnee Ridge Estates for your continued support and efforts to maintain the appearance and overall value of the neighborhood.
With Spring upon us, it is important that we all keep an eye on those things that continue to enhance and maintain the appearance of the neighborhood. To assist with this, JC Higgins & Associates completes regular compliance visits. 2024 compliance visits have been scheduled for the following dates: 2.20, 4.24, 6.26, and 8.28. Compliance visits may include but are not limited to the following items:
- Garbage/recycling toters being stored in plain view from the common areas.
- Items being stored in plain view from common areas.
- Lawns, trees, and plant material encroaching onto sidewalks and common areas.
- Moss growth on the roof.
- Weeds in planter beds
- Edging along sidewalks, driveways, and planter areas.
- Exterior changes that have not been submitted for approval.
- Homes or fences that need to be repainted or re-stained (fencing stain colors are listed below).
The following items serve as additional reminders to the community regarding essential standards assisting in maintenance of our beautiful neighborhood:
- Residents shall keep their lot and any building or improvements located on the property well-maintained at all times.
- Lots shall be kept free of debris, garbage, equipment, and toys.
- Residents must maintain the landscaping. This includes watering the lawn on a regular basis to maintain a weed-free, green appearance.
- Lawn edging at planters, sidewalks, and driveways; and planter beds shall be kept free of weeds, moss, clover, dead plants, and trees.
Changes or additions to the exterior of your property require Architectural Control Committee approval. If you have any question as to whether your project requires approval, please submit the details prior to starting your project to lorne@jc-higgins.com.
Your Shawnee Ridge board recently added a notification button to the HOA website (https://www.shawneeridgehoa.com/). If you would like to receive notifications regarding upcoming compliance visits, board meetings, and other events we encourage you to submit an email address. Board meeting dates for the 2024 year include: 1.10, 2.6, 3.5, 4.9, 5.7, 6.4, 7.9, 8.6, 9.10, 10.8, 11.5, and 12.3.
