
Dear Shawnee Ridge Homeowner,
Thank you for your continued support and efforts to maintain the appearance and value of our neighborhood.
With Spring upon us, it’s important to keep an eye on things that enhance our community’s
appearance. To assist with this, JC Higgins & Associates will conduct regular compliance visits
in 2025 on the following dates: 2.18, 4.22, 6.24, and 8.26. Compliance visits may include the
following items:
● Garbage/recycling toters in plain view from common areas.
● Items in plain view from common areas.
● Lawns, trees, and plant material encroaching onto sidewalks and common areas.
● Moss growth on the roof.
● Weeds in planter beds.
● Edging along sidewalks, driveways, and planter areas.
● Exterior changes not submitted for approval.
● Homes or fences that need repainting or re-staining (approved fencing stain colors are
listed below).
Note: If you received a notice to paint your home or fence, please do so. This will be a focus of
upcoming compliance checks. Painting your home any color other than what’s currently in place
requires prior ACC approval.
Additional reminders:
● Residents shall keep their lot and any improvements well-maintained at all times.
● Lots shall be kept free of debris, garbage, equipment, and toys.
● Residents must maintain landscaping, including watering the lawn regularly to maintain a
weed-free, green appearance.
● Lawn edging at planters, sidewalks, and driveways, and planter beds shall be kept free
of weeds, moss, clover, dead plants, and trees.
● Leashed animals are permitted within rights-of-way when accompanied by their owners.
The person accompanying the animal must scoop animal waste. Please keep your pets
on a leash at all times.
● Changes or additions to the exterior of your property require Architectural Control
Committee approval. If you have any questions, please submit the details to
lorne@jc-higgins.com before starting your project.
For notifications regarding upcoming compliance visits, board meetings, and other events,
please submit your email address on the HOA website (https://www.shawneeridgehoa.com/).
Board meeting dates for 2025 include: 1.7, 2.4, 3.4, 4.1, 5.6, 6.3, 7.1, 8.5, 9.2, 10.7, and 11.4.
Our yearly membership meeting will be held on December 2, 2025, from 6:00 pm to 7:00 pm at
the South Hill Pierce County Library – 15420 Meridian E, Puyallup, WA 98375.
Governing documents, including Codes, Covenants, and Restrictions, Good Neighbor Policy,
and Bylaws, can be found at https://www.shawneeridgehoa.com/. Recently, the board updated
Good Neighbor Policy language specific to Holiday Lighting and Seasonal Decorations
(reference Article 3 Section 3 Part A).
